What it costs, before you ask.
Our fee: management fee (10–15%), fixed project fee, or open-book cost-plus - your choice.
The next step is small.
Every project begins with a paid design & quotation stage - a fixed fee, fully credited against your project if you proceed. You get drawings, an itemised fixed-scope quote and a timeline. You decide with real numbers in front of you, not a promise.
Figures are indicative ranges for guidance only and exclude land, taxes and design fees.
The people who'll be on your site.
The questions every foreign owner asks.
How do I get money into Morocco to pay for the work?
Morocco operates currency controls through the Office des Changes. In practice, foreign buyers usually transfer funds through a convertible dirham account, which - set up correctly at the point of purchase - is what allows you to repatriate proceeds later if you sell. Getting this right at the start matters enormously and is genuinely hard to fix retroactively. We'll flag what to ask, but this is a question for your notaire, bank and a cross-border tax adviser, not for us.
What if I can't visit during the build?
Most of our clients can't. You get photo reports every Friday, a live itemised budget, video walk-throughs at each milestone, and one named point of contact who answers in English, French or Arabic. Our villa client visited twice in eighteen months and arrived to a finished home.
What happens if something goes wrong after handover?
You get a warranty period on our works, agreed in writing in your contract. We snag the property thoroughly before handover, hand over full documentation, and stay reachable afterwards. Our reputation with foreign owners is the entire business - we don't walk away at handover.
Can you work with my architect?
Gladly. Plenty of owners arrive with an architect or designer already appointed, and we act as the construction manager executing their drawings. If you don't have one, our in-house design lead can take it on. Either works.
