BeforeAfterDrag to compare - a medina riad, courtyard restored
You've found the riad. Now comes the part that frightens people.
Medina riads hide their problems - collapsed roofs behind fresh paint, water in the plaster, decades of bad additions, heritage rules nobody explains. Most owners hear the same stories: the builder who vanished, the budget that doubled, the eighteen months that became three years.
That's the job we do. We take on the properties others call difficult, and hand them back finished - on a fixed scope, on a schedule you can see every week, whether you're in the medina or in Amsterdam.
Drag to see what a restoration actually looks like.

BeforeAfterThe courtyard - collapsed roof section, water-damaged plaster → hand-cut zellige, restored proportions

BeforeAfterThe salon - decades of unsympathetic additions → tadelakt walls, new cedar ceilings
Five stages. No guesswork.

What it costs, before you ask.
Our fee: management fee (10–15%), fixed project fee, or open-book cost-plus - your choice.
The next step is small.
Every project begins with a paid design & quotation stage - a fixed fee, fully credited against your project if you proceed. You get drawings, an itemised fixed-scope quote and a timeline. You decide with real numbers in front of you, not a promise.
Indicative ranges, excluding land, taxes and design fees. Every riad is quoted precisely after the design stage.
The people who'll be on your site.
The questions every foreign owner asks.
Can I buy and renovate a riad as a foreigner?
Yes. Foreign nationals can own property in Morocco, including medina riads, and renovate them. The process runs through a notaire (notary), who verifies title and registers the sale. Titles in the old medina can be more complex than modern properties, so proper due diligence matters. We work alongside your notaire and can introduce you to ones we trust - but we're builders, not lawyers, so take legal advice of your own.
How do heritage permits work in the medina?
Medina properties sit within a protected historic area, so works need municipal permission and, depending on the property and scope, heritage sign-off. Timelines vary with the scope and the season. We handle the applications, drawings and follow-up as part of our service - it's included in our Mobilise stage, not billed as a surprise extra.
How do I get money into Morocco to pay for the work?
Morocco operates currency controls through the Office des Changes. In practice, foreign buyers usually transfer funds through a convertible dirham account, which - set up correctly at the point of purchase - is what allows you to repatriate proceeds later if you sell. Getting this right at the start matters enormously and is genuinely hard to fix retroactively. We'll flag what to ask, but this is a question for your notaire, bank and a cross-border tax adviser, not for us.
What if the budget runs over?
Our quote is fixed-scope: the number you sign covers the work specified. Costs change only if you change the scope, or if opening up the building reveals something genuinely hidden - common in old riads. In both cases you get a written variation with a price, for your approval, before any work proceeds. No silent additions to the invoice.
How long does a full riad restoration take?
Roughly 14 months for a full restoration, in phases: design and permits (1–2), structural works and re-roofing (2–5), build and craft finishes (5–11), fit-out (11–13), snagging and handover (13–14). Refresh renovations are much faster. We give you a phased schedule with your quote and report against it weekly.
What if I can't visit during the build?
Most of our clients can't. You get photo reports every Friday, a live itemised budget, video walk-throughs at each milestone, and one named point of contact who answers in English, French or Arabic. Our villa client visited twice in eighteen months and arrived to a finished home.
What happens if something goes wrong after handover?
You get a warranty period on our works, agreed in writing in your contract. We snag the property thoroughly before handover, hand over full documentation, and stay reachable afterwards. Our reputation with foreign owners is the entire business - we don't walk away at handover.
Can you work with my architect?
Gladly. Plenty of owners arrive with an architect or designer already appointed, and we act as the construction manager executing their drawings. If you don't have one, our in-house design lead can take it on. Either works.
